A letter to new residents

Welcome to the Wilds Homeowners Association of Sartell (the “Association”). The Wilds neighborhood was established and platted in 1997 with the Association officially forming in 2001 by recording a Declaration of the Wilds in the Stearns County recorder’s office and filing the Articles of Incorporation with the Minnesota Secretary of State. The sole purpose of the association is to manage the common elements of the neighborhood which include the pool and the neighborhood sign.  Each existing home and future homes in the development are automatically part of the Association.

 

The members of the Association elect a Board of Directors (the “Board”) at its annual meeting in the Spring. The Board consists of five homeowners who also hold the offices of President, Vice President, Treasurer, Secretary, and Director At Large.  The sole purpose of the Board is to manage the affairs of the Association. The BOD meets periodically each year. Meetings are open to all homeowners.

 

Association dues are assessed annually.  The Board has the power to assess late fees and seek legal action against homeowners who do not pay their dues.  Your dues are used to pay for the maintenance, upkeep, repair, and/or replacement of the common elements as the Board of Directors see fit.  Typical expenses include pool supplies, pool maintenance service, pool area caretaker fees, lawn care services, insurance, and other business expenses.  The Board has determined that dues for the year 2023 are $350. Dues for newly built or purchased homes will typically be prorated by your title company at closing.

 

The Annual Association Meeting is held each Spring. The Board provides an annual report of the activities of the prior fiscal year and seeks the approval of its annual budget for the coming fiscal year at the annual meeting.  You will receive notice in the mail of the annual meeting time and location.  We primarily use email for additional communication and encourage you to subscribe using the form above.

 

The pool is typically open from Memorial Day weekend through Labor Day weekend. The pool is open from 9:00 am – 9:00 pm, seven days a week. You must be 14 years of age or older to swim unsupervised and 18 years of age to supervise anyone under the age of 14 (Minnesota State Law). The pool rules can be found on the Association’s website and are posted in the pool area.
